1. INITIAL INSPECTIONS AND INVESTIGATIVE WORKS

Initial site inspections and investigative works to ascertain the condition of the property and building elements.

2. CONFIRM PROJECT TEAM AND PROJECT BRIEF

Liaise with project stakeholders including Architects, Structural Engineers, Electrical Engineers and various consultants to confirm engagement and the project brief.

DELIVERABLES:

3. DEVELOP PRELIMINARY PROJECT DOCUMENTATION

Prepare and issue the preliminary project documentation including initial scope of works, concept architectural design plans, preliminary engineering details and draft construction contract (AS 4905).

4. QUANTITY SURVEYOR AND SHELDON PRICE REVIEW

 

DELIVERABLES:

5. SCOPE OF WORKS CONFIRMATION

Meet with the Owners to confirm the extent of the scope of works to be included in the tender package for issue to Contractors.

DELIVERABLES:

6. PREPARE TENDER PACKAGE

Prepare the tender package including the scope of works, architectural design plans, engineering drawings and details, selected consultants design details, draft building works contract and the tender pricing schedules.

DELIVERABLES:

7.TENDER PROCESS

Issue the tender package to a minimum of four (4) suitable contractors for pricing.

Meet with the Owners to confirm the extent of the project works before the Council Development Applications, if required, and the Contracts are prepared.

Building works contracts prepared by Sheldon and issued to the Owners and selected contractor for signing.

Building works commence on site.
