A Workplace Fit for the Modern Tenant

Introduced through a long-standing leasing partner, Sheldon was invited to tender for Level 11 following the client’s visit to our new studio. What followed was the delivery of a full-floor speculative fit out, conceived as a best-in-class workplace offering designed to attract high-calibre tenants seeking something more considered than the traditional office.

Guided by the concept of solace, Level 11 was designed as a calm, elevated workplace that responds to how people want to work today. Soft forms, rich textures and a warm, understated palette draw inspiration from nature and residential interiors, creating a refined yet welcoming environment that prioritises wellbeing.

Despite the building’s exceptional outlook to Barangaroo and the Harbour Bridge, the existing floor plate felt dark and disconnected. This new design reimagines the front-of-house to feel elevated and private while preserving clear sightlines and opening the floor to daylight. Built form was carefully positioned to protect natural light to the workfloor, while planning decisions help buffer traffic noise by locating higher-activity areas along the facade.

A Fully Integrated Delivery Model

Level 11 reflects the depth of Sheldon’s integrated delivery model, drawing on in-house design, construction, services and manufacturing expertise to deliver a cohesive outcome. Bespoke joinery was produced through Sheldon’s manufacturing division, while services and base building upgrades were carefully coordinated to support comfort, daylight and performance.

Sustainability was embedded from design through to construction. Responsible material selections included recycled nylon carpet, cork panelling with renewable and recycled content, and Green Star aligned joinery boards. Existing ceiling grid tiles and elements of the built form were retained and reused where possible to reduce waste and embodied carbon.

In collaboration with the building owner, a third-party ESG assessment was undertaken by TSA Riley, addressing embodied carbon, lighting and services efficiency, waste management, social procurement and materiality, supporting a sustainable outcome with long-term asset value.

Designing for Choice, Comfort and Neurodiversity

The workplace is designed to support a wide range of working styles, with particular consideration given to neurodiverse needs. A variety of settings allow people to choose how and where they work throughout the day, from premium meeting rooms and collaboration zones to quieter areas for focused work or reflection. Calm, tactile materiality, controlled lighting and strong access to natural light help reduce sensory overload, while considered zoning and acoustic treatments provide comfort and privacy. Together, these elements create an environment that feels supportive and intuitive, enabling people to settle in, concentrate and collaborate with ease.
