Multi-Level Works with Kador
Following the successful completion of a full-floor fit-out on Level 2, Sheldon was tasked with delivering three additional speculative suites on the floor above. These suites on Level 3 were designed to align with the client’s sustainability-oriented initiatives, with the added challenge of being constructed within a condensed 9-week timeframe. Drawing on an established ESG framework and the in-depth project knowledge gained from prior work on Level 2, Sheldon was able to successfully deliver three elegant, eco-friendly suites while minimising costs and logistical inefficiencies.
These suites were further complemented by secondary upgrades to lift lobbies and bathrooms, creating a cohesive and modern aesthetic throughout the building.
Sustainably Crafted Speculative Suites
The most significant challenge for this project was meeting the condensed nine-week timeframe while upholding both Sheldon’s and the client’s sustainability-focused initiatives. Sheldon’s commitment to ESG principles informed every aspect of the suite designs, incorporating circular office fit-outs that emphasised durability and adaptability. Features such as LED lighting, smart lighting controls, and flexible modular furniture ensured that the spaces could evolve with changing tenant needs.
To further minimise the environmental impact, Sheldon incorporated adaptive reuse strategies and prioritised reducing material waste throughout the fit-out. In-house manufacturing, the integration of low-carbon materials, and meticulous planning were pivotal in achieving sustainability targets while maintaining high standards of quality and versatility. Breakout lounge areas were furnished with modular furniture specifically suited for easy disassembly, movement, and reconfiguration. By maintaining open communication and close collaboration across teams, Sheldon successfully delivered the suites on time, meeting both environmental and design objectives without compromise.

Commercial Leasing Success
In Australia’s competitive commercial market, cohesive and modern landlord works are essential for attracting tenants and enhancing a building’s appeal as a premium asset. Thoughtfully designed spaces that balance functionality with contemporary, warm aesthetics breathe new life into dated interiors, while upgraded lobbies, bathrooms, and well-equipped communal areas add both appeal and value to the property.
To date, Sheldon has completed over 2,506 sqm of office space across Levels 2 and 3 at One Eden Park Drive and is now preparing to deliver two additional speculative suites on Level 4. All suites on Level 2 were leased within six months of completion, while two of the three suites on Level 3 were leased prior to completion, thanks to detailed design plans and high-quality renders that allowed tenants to visualise the space.
With Level 4 already generating strong interest, Sheldon’s ability to deliver modern, tenant-ready spaces continues to meet the demands of Macquarie Park’s growing commercial district, setting a benchmark for future projects.
