Adaptive reuse transforms existing office space within a Sydney brutalist building.
Sheldon’s clever design for building owners Suttons focused on adaptive reuse and maximising the design budget, transforming office space on three floors of a William St building into four speculative suites. With a brief to reuse as much built form as possible, as well as workstations and furniture that was in good condition, this project showcases the existing mid-century features of this space. The unique design features have been reinvigorated by complementary additions to the space and the adjustment of some of the partitioning to maximise on the wrap-around Sydney CBD and harbour views.
High impact design capitalises on existing mid-century modern features.
This was previously an outdated space with closed-in rooms, limited collaborative areas, small tucked away kitchens and dated furnishings. The forward-thinking vision of Sheldon’s design team and client meant that we delivered a solution which worked with much of this existing built form and furniture, finding ways to save items from landfill, while completely transforming the look, feel and functionality of the space for future users.
Our design tied into the character of the building and took inspiration from the mid-century features, retaining some incredible features such as a timber-panelled wall in one of the entry spaces. The furnishings and colour palette selected complement the mid-century features. The existing kitchens were refurbished with new benchtops and cabinet handles, providing a refreshed look, while more breakout seating was provided to make these areas more inviting. Cabinetry, workstations and boardroom tables were refurbished and kept in place, highlighting the sustainable achievements of this project.
Cohesive colour palettes and wrap-around views create standout spec suites.
Sheldon’s design team maximised the use of feature paint colours to give impact to different rooms and chose considered and impactful styling objects to curate the spaces.
These suites provide for different ways of working as required by small organisations who will call these spaces home, from intimate meet rooms, quiet rooms with workstations and lounges, as well as sit to stand workstations and breakout spaces with plenty of natural light. Biophilia throughout supports wellness, brings a connection to nature and improves the air quality.
The views over Sydney CBD, the Domain and Harbour are a key focal point from every angle and window.

With one of the suites leased before the project was completed, this project demonstrates the appeal of Sheldon’s speculative suites and our team’s expertise in designing and delivering suites that lease quickly.
