Three speculative suites exude style and sophistication worthy of their CBD location.

Having previously completed multiple floors of speculative suites and building upgrades at 1 York St in Sydney CBD, Sheldon returned to design and construct three spec suites on Level 11. Our team’s extensive knowledge of this building and experience designing flexible and desirable suites that lease quickly meant that we quickly and expertly delivered another floor. With views directly onto the Harbour Bridge and CBD skyline, this is a destination workplace that is worthy of the commute.

Residential inspired suites infuse warmth and luxury in the workspace

The guiding principles of the design concept were inspired by the success of Level 24 1 York St designed by Sheldon in 2023. Drawing from its monochromatic and textural finishes, we developed suites based on three distinct wood grains: Cinder, Walnut, and Oak. We utilised a range of premium finishes and incorporated soft curves, evoking the feel of a residential space. This approach ensured a sophisticated and inviting ambiance throughout the suites.

Exposed ceilings are implemented to create a sense of spaciousness, particularly in Suite 1 where space constraints were a consideration. Exposed ceilings bring in and reflects more natural light, creating bright workspaces and mesmerising afternoon light.

The suites are finished with plush residential inspired furniture, creating a homely and chic atmosphere.

Custom joinery and thoughtfully designed entry areas serve as welcoming front and functional breakout spaces. Additionally, feature lighting was incorporated to highlight these design elements.

Spaces cater to future ways of working

The design thoughtfully supports future ways of working by prioritising health, wellbeing, and inclusivity. To enhance natural light exposure, workstations are strategically placed near windows, ensuring employees benefit from abundant natural light throughout the day. The inclusion of plants and biophilic elements in all rooms not only improves air quality but also promotes a sense of calm and connection to nature.

Quiet rooms are available for individual focus, providing serene spaces free from distractions. The beautiful kitchens and breakout areas, furnished with plush seating and high-end finishes, create  inspiring and aesthetically pleasing environments. These elements foster a productive, comfortable, and stimulating workplace that caters to diverse needs, including those of neurodiverse individuals and hybrid work arrangements.
