A continuation of Sheldon’s Macquarie Park Spec Fitout Sucess
Following the successful design, delivery, and leasing of several fitout projects across Capitaland’s other Macquarie Park commercial developments, Sheldon were selected so convert a half floor at Level 5, 1 Thomas Holt Drive into three compact, modern, and fully functional speculative suites. The focus was on achieving a high-quality aesthetic outcome within a more constrained budget to maximse the building owner’s return on investment and increase leasing velocity.
To ensure success, Sheldon’s teams leaned on their extensive experience delivering speculative suites across Macquarie Park, to design spaces that were appropriate for the industries and organization sizes that the area and precinct attracted.

Design Approach
The design prioritises access to natural light for both workstations and breakout areas, supporting occupant wellbeing and productivity. Flexible spaces have been incorporated to accommodate hybrid working styles, while the use of calming colour palettes and varied environments helps support a diverse range of user needs.
Budget requirements required careful material selection and design efficiency. Despite these constraints, the team successfully maintained a high-quality finish by utilising cost-effective materials and smart design and joinery solutions enabled through internal divisions.
