Modernising 44 Market St Through Smart Reconfiguration

Across Levels 18 and 21 at 44 Market St, Sheldon partnered with building owners PAG and Knightfrank and transforming existing floorplates into market-ready workplaces through strategic planning and efficinet delivery. Working within defined budgets and compressed programmes, both suites flash a modern design sensibilites with open layouts, an array of workspaces and spatail effieceny to maxmamise leasing value.

Level 18

Sheldon was engaged to deliver a 384sqm speculative suite within a defined budget and an accelerated eight-week programme, running concurrently with works on Level 21.

The project set out to create a modern, functional workplace for a smaller tenant, with a clear client-facing front of house and discreet back-of-house support areas, fully taking advantage of harbourside views at a premium CBD destination. The existing space was heavily partitioned and tailored to a previous occupant, requiring a thoughtful reconfiguration to unlock natural light and improve flow.

Set ceilings define the front-of-house arrival experience, while exposed ceilings to the rear introduce contrast and visual interest. A clean, residentially influenced palette, varied furniture selection, and sit-to-stand workstations create a bright, adaptable environment suited to both staff and visiting clients

Level 21

The works on level 21 required the delivery of a fresh purpose built workplaces for a returning tenant. The brief called for a modern space with an open layout that feels larger than its compact floorplate while still offering flexibility and comfort at every turn.

The floorplate was strategically divided into distinct working zones, quiet meeting areas and collaborative spaces while maintaining an open, breathable feel. Soft transitions and curved junctions guide movement naturally, preventing the space from feeling constrained. By using light-permeable elements such as timber battens and open shelving, the team created definition without enclosure, ensuring natural light reaches deep into the interior.

Building on this spatial logic, the design draws inspiration from Tide Form, a concept defined by calmness, rhythm, and subtle movement. Soft blues, natural textures, and gentle curves create a restorative atmosphere that elevates the small footprint into an inviting, boutique-quality workplace.
