Nine suites completed in a collaborative staged project.

Keppel first approached Sheldon with a simple brief, to create three speculative suites that would refresh the floor and help drive leasing momentum. However, once the design vision and early concepts were presented, the scope evolved significantly. What began as three suites quickly expanded into a full-floor strategy, subdividing the existing single-tenant floorplate into nine high-quality speculative suites, paired with an upgraded lift lobby and reimagined common areas.

The shift in scope brought its own complexities and required a staged delivery, with each stage requiring its own round of administration, design development, cost planning, and approvals.

Solution

To manage the evolving brief and staged delivery, Sheldon expanded the existing head contract to incorporate each phase as it was confirmed. This allowed the team to maintain momentum while accommodating changes driven by leasing interest and client direction

Delivery was supported by Sheldon’s integrated in-house divisions, including design, project management, plasterboard, electrical, and manufacturing which streamlined coordination and reduced delays across the nine-suite rollout. Working in a live environment, the teams sequenced works to maintain building operations and minimise disruption.

Sheldon’s joinery and manufacturing teams also introduced practical solutions for long-term operations, such as integrated waste and recycling systems within kitchen and utility joinery, helping support more efficient waste management for future tenants.

Overall, the solution focused on structured staging, tight communication, and practical detailing to deliver a flexible speculative suite offering that could adapt to leasing demands throughout the project.

Result

The completed works are a collection of speculative suites that feel warm, contemporary, and immediately occupiable. The upgraded lobby and shared amenities elevate the overall experience, creating a consistent design language across the floor.

The impact was immediate. Six of the nine suites were leased shortly after completion, with incoming tenants consistently commenting on the quality, functionality, and visual appeal of the spaces. The leasing team attributed much of this success to the thoughtful layouts, inviting materiality, and cost-effective planning that allowed each suite to feel distinct yet cohesive.

Beyond the design outcome, one of the project’s greatest achievements was the client relationship built throughout the process and now the Keppel project stands as a strong example of how well-designed speculative suites can drive leasing outcomes and attract a diverse mix of tenants.
