Five contemporary suites designed for speed, value and appeal.
Building on Sheldon’s continued presence at Rhodes Corporate Park and a well-established relationship with the leasing agents, APN appointed Sheldon to convert 1,000sqm into five agile, contemporary suites aimed at attracting small businesses. Each suite needed to feel fit for purpose and carry its own distinct identity, giving tenants clear choice while still presenting a cohesive design language across the floor.
The leasing environment at the time was highly competitive, so broad market appeal and speed to market were critical. With incentives already committed, budget efficiency became a key driver, requiring every design decision to maximise visual impact, functionality, and leasing value without compromising the financial parameters of the deal. This set the tone for a project where clever detailing, material selection, and tight coordination were essential from day one.
Solution
Early concept work set a clear direction: five suites, five distinctive colour palettes, all sharing a cohesive contemporary theme that would appeal to small modern businesses while differentiating each tenancy.
Design choices balanced agility and practicality, integrating a mix of quiet focus areas and open collaborative zones to reflect the needs of today’s tenants. Where possible, existing elements were assessed for reuse to stretch the budget further without compromising the design intent.
Across delivery, Sheldon’s integrated divisions, design, project management, plasterboard, electrical, and manufacturing, worked in lockstep to maintain programme certainty. Clear communication between all departments ensured that sequences were tightly coordinated and the client remained fully informed as works progressed.
Result
The final outcome was a collection of five high-appeal suites, each with its own palette and personality while still feeling cohesive across the floor. The leasing response validated the design strategy, with three suites leased before completion and the remaining spaces secured shortly after. Despite early concerns around the delivery window, all five suites were completed on time and within budget, giving APN a cost-efficient, high-quality speculative product with strong market appeal.
